UDC was appointed by Firdale Medical Centre to support the practice in securing ICB funding to expand their clinical facilities. the client had prepared an initial submission, but were uncertain about the level of funding required and the strength of their case. UDC carried out a feasibility study, developed design options, and produced cost estimates to guide the application.


we then reviewed and revised the submission to ensure it fully reflected the project requirements. this included preparing compliant designs, collating supporting information, and formatting the application to meet ICB criteria. as a result, the funding award covered the entire cost of the scheme: construction, professional fees, building control, and surveys. this ensured the client could proceed without financial shortfall.


alongside the funding application, UDC has also supported the practice in obtaining the landlord’s licence to alter and developed a scheme that meets both building control requirements and NHS Health Technical Memoranda (HTM) and Health Building Notes (HBN) standards.

challenges faced


the practice initially approached the funding process without clarity on costs or requirements, creating a risk of underfunding. UDC addressed this by carrying out a detailed feasibility study, producing accurate costings, and aligning the submission with ICB expectations. this secured a funding outcome that not only covered the full works but also reimbursed the practice’s initial feasibility investment.


the age of the building also presented challenges, with limited as-built information available. UDC undertook extensive surveys to understand existing structures and ensure the proposed works could be delivered effectively.

outcome


with full funding secured and landlord approvals progressing, the project is now out to tender for the remodelling works. the scheme will transform a disused office floor into five new clinical rooms, a patient waiting area, dirty utility, and modern WC facilities, significantly increasing capacity at the practice.


by providing feasibility, design, compliance, and funding expertise as an integrated package, UDC enabled the client to unlock ICB investment and move forward with confidence.
